However, people who choose to move to Florida must face the risks of sink holes. A sink hole is a depression in the ground caused by the loss of the underlying limestone and sediment. Sink holes are an average 10-12 feet in width, but can vary in size from a few inches to a hundreds of feet. The most devastating sink holes are ones that open suddenly, without warning, collapsing huge portions of land and the people, buildings, and cars on it. Now imagine what would happen if a sink hole of large size were to develop right near your own house.

Sink holes occur naturally in almost any part of Florida. Home or property owners in Florida should be vigilant about detecting the early signs of sink holes. Some of the signs of sinkhole activity are cracks in the exterior foundation, interior cracks at the windows and doors, improperly fitting or operating windows and doors, cracked driveways or surrounding concrete, little circular patches of dead or dying vegetation, new puddles or pools of standing water in the yard, or slanting fence slats or posts in the yard

Sometimes you will see things that look like sink hole damage that are actually not sink holes. Certain soils, such as clay, are water-soluble. Depending on the weather and rain conditions, clay will shrink and swell. This may make it appear that your house has “moved.” Also, natural settling due to gravity is expected. In other situations, infiltrating tree roots may be the cause of foundation cracking or lifting. Disturbed soil may be due to an over-eager dog digging into the ground. 

Pay attention if a neighbor has reported a sink hole. Though there are no definite patterns to sinkholes, the cracks in the ground rock can run for several feet, even miles. Imagine this scenario: you are sorting through your families’ laundry when you look up and see your neighbor’s dog looking at you…through a big gaping crack in the wall! What is going on?

If you live in Florida, you may be looking at a problem caused by sink holes.

Sink holes, as the name suggests, are naturally occurring holes in the ground that are caused by the weakening and breaking of the underlying rock. Florida has the most sinkholes than any other state. This is due to the fact the ground in Florida is composed primarily of carbonate rock- limestone, for example. Carbonate rock is dissolved away by acids; natural rainwater is slightly acidic. As the underlying supportive rock disappears, sink holes form.

Sink holes of any size can cause cracks in your house foundation, walls, windows, and siding. Not only are they unsightly but they expose your house to the elements and to insects. Over time, the cracks can lead to instability, shifting, and even collapse of parts of your house. Repair costs for houses damaged by sinkholes can easily run above $100,000.

If your house has been damaged by a sinkhole, you may be able to file a claim with your homeowner’s insurance company. Depending on the clauses, you may have to pay a deductible, or your policy will cover some or all costs associated with fixing damage caused by sink holes. File the claim immediately. It is to your benefit to file early since insurers have to go through many steps to reach the final settlement. If you are concerned or uncertain about how to file a claim, it is advised that you hire a lawyer who specializes in sinkhole litigation. Insurers may hide behind legalese and twist the laws to show they are in the right. If you fear going against aggressive insurance companies, then it may be a good idea to hire a lawyer. There are laws in Florida to protect the owner of sinkhole damaged property. You need to be clear on them in order to win your claim against the insurer.

Be patient but firm when dealing with insurance agencies. File your sink hole claim properly and be ready to provide documentation and evidence that your house was damaged by a sinkhole. If needed, hire the help of a lawyer. Your house is your biggest investment; be prepared to fight a little to save it.
